Successful lets are those that provide win, win solutions for both landlord and tenant and where rents are paid on time and properties are looked after.


Here is our seven step guide to successfully renting a property:

Step 1: Register your interest

The first step to finding the right property is to register with us either by calling into our office, emailing or phoning us. You will then be able to discuss your property requirements with one of our knowledgeable team.

Step 2: Finding the right property

Once we have a clear understanding of your requirements, we will notify you of properties that match your criteria. We can also keep you constantly up-to-date when the latest properties become available.

Step 3: Consider a managed property

An increasing number of tenants insist on renting fully managed properties for complete peace of mind.

Renting a managed property has the benefit of our dedicated property management team being available to handle your day-to-day issues should a problem arise. You will also have the assurance that your property is fully compliant with all safety regulations (including Gas Safety, Electrical Safety and Furniture and Furnishings acts).

Step 4: The key to successful viewings

In order to secure a property we recommend an early viewing. We will accompany you throughout so that we are on hand to answer any questions immediately and advise where necessary.

Step 5: Making an offer

Once you have identified a suitable property you will be required to complete an application for tenancy where you may state any special conditions of the offer and provide details for your references. We will then communicate this offer to the landlord. We will also take an administration fee and holding deposit.

Step 6: Offer agreed

If your offer is accepted we will organise the following regardless of whether your property is managed by us or directly by the landlord:

  • Collect references from the referees that you have provided
  • Arrange signing of the Tenancy Agreement
  • Collect your moving in payment (rent + deposit)
  • We will arrange the check-in and inventory

Step 7: Completion

Upon completion, you will be given a set of keys and if your property is managed we will provide you with your dedicated Property Manager's contact details.

Congratulations you have now moved into your new home!

Tenant Fees

Tenants will require to place a holding depaoit of one weeks rent to secure their chosen property. This will be deducted from your five week despoit on successful completion of referncing. unless otherwise requested

Permited Payments for Tenants after 1st June 2019

Loss of Keys, security device - Security Key is £35 Yale is £9, Chubb £13

Early Termination of Surrender of Tenacy - £250 plus Landlords costs for loss of rent

Change of Sharer - £50 plus additional costs.

Change of Rent Payment Date - £50

Change of Name - £50

Adding a Pet (may be subject to an increased rent) £50

Decoration or Modification Agreements £50

Late Payment Charge (14days late) - £50 per late payment charge

Landlord Reference -£42

Companies/Charties will require to place a holding fee of £600  up to a 6 bedroom property, 7 bedrooms and over will be subject to a £900 VAT holding fee. 

Please note all company lets are subject to a minmum 8 week security deposit.
